Check in/out:

Check-in is after 2pm on day of arrival and check-out is before 11am on day of departure. Late check-out can be booked in advance at a cost of £10.00 per hour for hotel bedrooms and £30.00 per hour for The Woodland Lodge, subject to availability, past check-out time rates are subject to change.

Additional Charges:

Folding beds can be provided for children up to the age of 12 years when booked in advance. These are charged at £20 per night inclusive of a child’s breakfast.

Cots can be provided when booked in advance, however we do not provide bedding for cots.

Any damage to bedrooms or their contents, including deep cleaning charges for rooms which have been smoked in, will be made at or after check-out. In the case of charges made after check-out, these will be made to the pre-authorised card. Deep cleaning charges are up to £150.00 per room.

Pre-Authorisation:

The Hotel reserves the right to pre-authorise guest’s credit card upon check in, this will be the full room rate plus £30 a night for extras. Prepaid rooms, be it by cash or card, will still require a £30 a night pre-authorisation. Please note, we cannot process any check in without a valid card for pre-authorisation. Bills may be settled with cash, credit or debit card on departure.

Taxes:

All transactions subject to VAT at the prevailing rate.

Deposit Policy – On special promotions 100% non-refundable deposit will be taken at the time of booking. In this case bookings cannot be modified or cancelled.

Parking:

Parking is provided subject to availability, and at no charge. Needham House Hotel accepts no liability for loss or damage to vehicles parked on the property or their contents.

Cancelling your Reservation (flexible rate):

You can cancel your reservation for no charge before 2pm prior to your day of arrival, unless otherwise stated on your package details.  If no cancellation is requested and confirmed via email, and the guest does not arrive we will charge the credit card provided at booking.  The charge will be for the first night of your reservation.
